We qualify the buyer that will purchase the property from you the investor at rougly a $25,000 premium to purchase price.

Property Management handles all the paperwork, coordination and sale transaction.

Property Management markets the property for the Investor

Property Management finds a buyer / tenant for the property

If Investor Chooses, Property is sold to the tenant for a minimum of $45,000.

Investor receives a note for $46,000 at 10% interest from the buyer and a first lien on the property

Assuming Tenant pays $600 a month, the investor receives $7,200 a year. Cash on Cash ROI = 27.8%

In 6 to 9 months, Property Management sells the note if the investor so chooses for approximately $46,000,

OR investor can continue to hold the note and earn monthly interest.

Summary:
Cash On Cash ROI = 25-35%
Appreciation on Sale (usually 6 - 9 months) = 75 - 120%
